Our collection of dream homes are pre-designed luxury home plans developed
over a 20 year period. We have mansion plans, castle plans, Mediterranean,
French Chateaux, villas, etc. for typically large homes. These projects
were envisioned or built as luxury real estate properties for Florida, Texas,
New York, California and other areas where 'gated community' covenants applied.
These are contemporary house plans with period style details.
We have found that the ideal home or floor plan is almost impossible to find
in any plan book! The projects illustrated are offered as a basis, an
inspiration. Normally our clients call us asking for a certain size with
specific features and layout to combine with a period style. Select an
elevation and plan description that most nearly matches your vision or combine
two or more. The cost of the plans is credited as a retainer for Design

These select projects were designed for specific lot conditions and were
permitted under codes that will probably differ from your location. There
are Schematic Plans
only and Permit Set
drawings for sale. [Please note that our Permit sets need to be checked
and revised as necessary per your local code; we recommend local drafting firms
or architects to make revisions as required.] When working drawings are
available they include Site Plan, Foundation Plan, Exterior Elevations, Floor
Plan(s), Electrical Schematic, and Typ. Wall Section. Some have a select
interior details. All plans w/3 car garages min., covered porches at rear,
separate utility/laundry rooms, powder room, fireplace(s), designed for level
lots, typ. Wall construction is either concrete block or wood frame. Note:
'side-load' garages require 25-30 feet additional space for back up.
'Center-load' garages enter from center of property and open within view of
entry door. Additional modifications will most likely be necessary due to your
specific covenants, code jurisdiction. Several home plans included are
developed to Schematic stage only (floor plan and elevation). Please call

fee or hourly rate.
We do not sell plan books nor allow copies of floor plans (due to potential
copyright infringement) out of our offices without a retainer and signed

All plans may be previewed in person at Orlando or Austin office by appointment.
