Design Fee Schedule

Architects value the creative
layout of plans and elevations
as essential to the design of
any structure. Corbusier said
that 'the plan is the
generator'. Adison Mizner
claimed that 'the whole of
architecture is in the
proportions'. We apply years of
experience to produce the
imagination and practical layout
of your Dream Home. We believe
this initial design phase and
critical service provides the
vision and world class standard
on which the house may be
further developed until
construction documents are
produced. In order to simplify
the calculation for services
rendered, we base our fees on
the total area to be designed.
To calculate the initial fee for
Design Services for the
Schematic Floor plan and
Preliminary Elevation, estimate
the total air conditioned/
heated space to be built and add
30% for garages, storage,
balconies, thickness of interior
and exterior bearing walls,
covered decks and porches to
arrive at total square footage
(area) under roof. Compare with
the chart below. You may elect
to begin only with the Schematic
Floor plan, and then order a
Preliminary Elevation when you
are completely satisfied with
the floor planning. Costs of
Schematic packages will apply to
a Permit Set order. Permit Set
orders will be credited to Ultra
Services. And you may order a
Schematic Floor plan only or
Preliminary Elevations for an
existing set of plans, or to
match a custom plan from
scratch.
